Pricing

How pricing works

We don't print a price on this site. Here is what decides it, what you get, and when you get the number.

  • What decides the price

Size, height off the ground and the surface material move the number most. Soil and slope, where the deck meets the house, access to the yard, and the permit follow.

    • Size and height

    • Material

    • Soil and slope

    • Access and permits

  • What the estimate includes, and what it doesn't

The scope lists the drawings, the footings, the frame, the surface, the guard and the permit. It leaves out gas, power and plumbing, which licensed trades price, and any repair to the house we find under the old deck.

    • Included: drawings, footings, frame, surface, guard, permit

    • Not included: gas, power, plumbing, house repairs

  • What happens at the visit

A visit is a measured walk-through at the hour you would use the yard, with a written scope to follow. Whether it carries a fee, and whether the fee is credited toward the build, is stated when you book.

    • About an hour

    • Trini or Anqi attends

    • You get the scope in writing

  • How and when you pay

Payments follow the stages of the build and are written into your contract, as Utah law requires. The deposit, the schedule and the final payment are on the contract before work starts.

    • A deposit at signing

    • Stage payments

    • A final payment at the last evening

  • If the job changes

A change is written down, priced and signed before we do it. We never add to the bill for work you did not agree to.

    • A written change order

    • Priced before the work

  • Materials and who buys them

We buy the boards and fasteners and give you an allowance for the ones you choose, such as a railing or a light. If you want to supply your own, the scope says what we do and do not stand behind.

    • An allowance for items you choose

    • Your own supply is written into the scope

We don't print an average

Cost guides for decks differ by a factor of two or more, because they average different yards. A low deck on flat ground and a high one on a foothill slope are different jobs.

So the number comes from your yard, in writing, with the scope beside it. You get it before you pay for any work, and you can take it to another builder.
