Covered patios and outdoor kitchens

A covered patio gives you the yard in October and in a light rain. A roof in this part of Utah has to carry snow, so we size the frame for the load your lot sets, and we plan the floor, the outlets and the gas before anything goes up.

Gas lines, wiring and plumbing are done by licensed trades under their own permits; the scope names them and keeps their line items apart from ours.

What is included

  • A roof frame sized for the load your lot sets

  • Footings and posts

  • A floor in decking or a poured slab by a concrete trade

  • Sleeves and framing for gas, power and a vent hood

  • The permit and the inspections

The price

What changes the cost

We print no average, because yards differ. These are the things that move the number.

  • Roof size and type

A larger roof carries more snow and needs heavier framing.

  • The snow load

It rises with elevation, so a foothill lot costs more to frame than the valley floor.

  • Utilities

Gas, power and water each need a licensed trade.

  • The floor

Decking over a frame, or a slab, changes the price and the schedule.

  • The kitchen

Cabinets, a grill and a hood are chosen by you and bought by you or by us, as the scope says.

The work

The work, in order

  1. 01

    Step 1: Evening visit

We mark the sun and the neighbors' sightlines, and where the kitchen will sit.

  2. 02

Step 2: Drawings, load and permit

The roof and the footings are sized, and the plans go to the building department.

  3. 03

    Step 3: Footings and floor

Footings go in first, then the floor or the deck frame.

  4. 04

Step 4: Posts, roof and trim

The roof structure goes up and is covered.

  5. 05

Step 5: Utilities and the final evening

The trades connect gas and power, and we return at dusk to check the lights.

Permits and rules

A roofed structure generally needs a permit, and the framing is checked against the ground snow load for your address. Utilities need their own permits, pulled by the trade doing the work.

We tell you at the start which permits the job needs and who holds each.

Questions about this work

Can I cook under the roof?

That depends on the clearances and the hood. We plan it with the gas trade and check the rule before we draw.

Will the roof take our snow?

It will if we size it for the load your lot sets. That number comes from your building department.

Can I enclose it later?

Plan for it now. Walls change the permit and the roof.

Do you build the cabinets?

We frame for them. Cabinets and appliances can come from you, a supplier or us.
