Deck rebuilds and resurfacing
A deck that looks tired may only need new boards, or may be failing underneath. We inspect the frame, the ledger and the footings first, and tell you which job it is before we write a scope.
We cannot judge a frame we have not seen. Where boards cover it, the first step is lifting a few, which we do on the yard visit.
What is included
A written frame inspection with photos
New boards and fasteners where the frame is sound
A rebuilt frame where it is not
A ledger re-flashed to the house
Guards and stairs brought up to the current code

The price
What changes the cost
We print no average, because yards differ. These are the things that move the number.
The frame's condition
A sound frame under tired boards is a smaller job than a rotted one.
The ledger and flashing
Where a deck meets the house is where water gets in, and fixing it can mean opening the siding.
Footings
Posts set on shallow or loose footings may need new ones.
Guards and stairs
Older decks often predate current guard and stair rules, and the permit brings them up to date.
Surface material
New boards on an old frame, or a new frame, in the material you pick.
The work
The work, in order
- 01
Step 1: Frame inspection
We lift boards, probe the framing and check the ledger and posts, with photos.
- 02
Step 2: A choice, in writing
Reface the old frame, rebuild part of it or start over, each with its scope.
- 03
Step 3: Demolition and framing
The old boards come off, bad framing is cut out and new framing goes in.
- 04
Step 4: New surface and guards
Decking, then guards and stairs to the current code.
- 05
Step 5: The final evening
We return at dusk to check the lights and the shadows, and take the photos.
Permits and rules
Replacing boards alone can need no permit; replacing the frame, the guard or the stairs usually does. We check with your building department before we write the scope.
If your house was built before 1978, ledger work can disturb old paint. Federal rules then apply, and the scope says how we handle it.
Questions about this work
Can you save my deck?
If the frame is sound, usually yes. The inspection answers it.
Can I just replace the boards?
Often, if the framing under them is in good shape. We lift a few to find out.
What about the stairs?
They fail first on many decks. We check each tread and the stringers.
Do you haul away the old deck?
Yes. Disposal is a line in the scope.
Have the frame looked at
Tell us about the yard and the hour you would use it. We write back about a visit.
